Why Quezon City gets the pest problems it does
QC is the largest city in NCR and the least uniform — pre-war wooden houses in Project 4 and Kamuning sit a few streets from new mid-rise, and each has a different weakness. Older timber means subterranean termites working up from the slab; newer buildings mean cockroaches moving between units through shared risers.
The city also has the most open drainage of any NCR city we work in, and the dense sari-sari and carinderia trade along Commonwealth, Quezon Avenue and Katipunan keeps rodents fed year-round. Rats do not respect property lines, so treating one house on a street rarely holds unless the neighbours act too.
Rainy season is the sharpest change. From June onwards the low-lying pockets near the creeks in Bagong Silangan and Batasan flood, driving rodents up into houses and turning every uncovered container into mosquito habitat within a week.
