Why BGC and Taguig get the problems they do
BGC is new, vertical and transient, which produces a very specific pest profile. High tenant turnover and constant travel bring bed bugs in with luggage, and shared kitchen risers let cockroaches move between units in towers that look immaculate from the lobby.
The rest of Taguig is not BGC. The older barangays — Bagumbayan, Ususan, Western Bicutan, the areas near Laguna de Bay — are low-rise with timber and open drainage, so termites and rodents dominate there instead.
Building access is the practical constraint. Most BGC towers will not let a contractor start without a work permit, safety data sheets and stated re-entry times, so the paperwork has to be right before the technician arrives.
